Why does Bonapart charge a retainer?
As an independent property search company we do charge a fee for our service. This is always quoted to you upfront and with full transparency. Our fee is success based and only due when we obtain the property you desire and you accept it.
Some property search agencies say they have no fees, but you can imagine they do not work without compensation. These property search agencies often channel all their clients through a small number of real estate agencies with whom they have a special relationship. They are also motivated to work very quickly with a large volume of clients and therefore often do not have time to provide adequate customer service.
You can also deal directly with a French real estate agency that has English speaking staff to avoid our fee. The danger here is that the realtor will only offer you their products and they will do nothing more than whip you round on a few visits to the products they have in their own agency (remember there is very seldom sharing of listings in Paris therefore this will be an extremely limited inventory) and provide a "service" where your interests come second to their client, the seller of the property. You will often be encouraged to sign your Promesse de Vente in their agency and of course, they might just forget to inform you of your rights (such as your mortgage acceptance as condition of the Promesse de Vente if they might later interfere with their closing the deal. I believe that when we encounter the cold shoulder when accompanying our clients through the buying process from some agencies is that it's simply because we are the "baddies", making sure our clients are kept on the ball and protected. We're used to being the Bad Cop, don't worry, we have thick skins!
Similarly, do not expect detailed explanations, anticipation of problems, coordination with the other parties in the transaction or any kind of after sales service. Lastly, French realtors are frequently on vacation and go home at the end of the working day regardless of whether your questions have been answered or your problems solved. Unlike Bonapart.
As France is an administrative country with different business practices, long term customer service is needed to be sure things go smoothly. We assure you that our fee is regained by the money saved in finding you products at market value or below in some cases, negotiating on your behalf as part of our service (references from previous clients available on request - yes we do frequently suggest you pick the cheapest property on the shortlist!).
